What you get when you buy it

Pavel, your submarine captain from the Kosatka, calls you about the factory after the Agents of Sabotage update. You can buy it on the Maze Bank Foreclosures website or by walking up to the sale sign at the building. It is Lester's old planning base from the original heists, refurbished, and former FIB agent Jodi Marshall runs the operation alongside you.

The GTA$ 2,350,000 price covers everything. There are no upgrades or interior styles to add later, so what you buy is what you get:

  • The computer for The FIB Files, the factory's main source of money

  • An office with the Wall Safe, which fills on its own

  • A Mk II Weapon Workshop

  • Personal quarters with a bed and wardrobe

  • A 10-car Basement Garage

  • A parking spot for your Terrorbyte, where you install the Bureau Tech upgrades

It has been 30–40% off in weekly sales, and 60% off for GTA+ members, so if you are not in a hurry it pays to wait. The business page tracks its discount history.

The FIB Files explained

The FIB Files are four repeatable robbery jobs handed out by Jodi. Each one is three prep missions followed by a finale.

File

The job

The Black Box File

Bring down a ghost IAA aircraft and recover its black box

The Brute Force File

Sneak into Fort Zancudo for military tech and escape in a Scarab tank

The Fine Art File

A stealth break-in to recover stolen art from a penthouse

The Project Breakaway File

Go after Maze Bank's secret slush fund

To start one you need to be registered as a VIP, CEO or MC President. The first time, you meet Jodi at the factory and she installs the Darnell Inc. app on your phone; after that you can launch files from the app without driving back. Every file supports 1–4 players and works fine solo, so you never need to wait for a crew. There is a short cooldown, about 5 minutes, between files.

Don't confuse these with Dispatch Work, the police jobs for Vincent. Agents of Sabotage added new Dispatch Work jobs, but the activity itself dates from the Bottom Dollar Bounties update and has nothing to do with the Garment Factory.

How much the FIB Files pay

A standard finale pays about GTA$ 150,000, roughly GTA$ 150,000 to GTA$ 158,000 depending on the file. On top of that:

  • Elite Challenges: each finale has three optional Elite Challenges. Completing them pays extra, about GTA$ 50,000 when you clear all three.

  • First-time award: the first time you finish each file as the leader, you get a one-off GTA$ 50,000 award and a trophy for your desk.

  • Setup cost: there is reportedly a small setup fee of around GTA$ 20,000 to start each file, so the net is a little lower.

The Priority File

Each week, one of the four files is marked as the Priority File. It pays double, about GTA$ 300,000, but you can only complete it once per weekly reset. The other three files pay the normal rate and can be replayed, with a short cooldown between files. So the routine is simple: do the Priority File first every week, then rotate through the other files you find quickest.

Rockstar also regularly runs 2X to 4X events on the FIB Files or the Priority File. Those weeks are when the factory earns the most.

The safe and passive income

The factory's staff put a random GTA$ 1,500 to GTA$ 2,000 into the Wall Safe in the upstairs office every in-game day, which is 48 real minutes. There are no missions, supplies or popularity to manage: owning the factory is enough. That puts it among the most hands-off safes in the game (nothing to buy, run or restock), and also one of the smallest.

Players report that the safe holds up to about GTA$ 100,000. At that rate it takes roughly 50 to 67 in-game days (about 40–55 real hours) to fill from empty, so empty it whenever you pass by. GTA+ members can also collect business earnings from the Vinewood Club app.

Can you increase Garment Factory income?

No. Running FIB Files doesn't change the safe's rate, and there is no upgrade to raise it. The only boost comes from Rockstar's occasional double passive income weeks. To see how the safe stacks up against other hands-off earners, read our passive income guide.

No sell missions

There is no product, no supplies, no stock and no delivery. FIB Files pay out when the finale ends, and the safe is collected in person. Nothing gets raided, and you never need to find a quiet lobby to sell.

Terrorbyte upgrades (Bureau Tech)

Owning the factory unlocks four exclusive Terrorbyte upgrades. You install them once your Terrorbyte is parked inside the factory, so you need your own truck from Warstock Cache & Carry. To buy a Terrorbyte you need either a Nightclub or the Garment Factory, and the factory can store the truck in place of a Nightclub.

Upgrade

What it does

Price

Master Control Terminal

Buy supplies, check stock and start sales for many of your other businesses from inside the truck

GTA$ 1,250,000, or GTA$ 500,000 if you own the Arcade's Master Control Terminal

Collectible Scanner

Shows nearby collectibles such as Playing Cards, Action Figures, Signal Jammers, Shipwrecks and G's Cache while you drive

GTA$ 1,290,000

Missile Lock-On Jammer

Protects the truck from missile lock-on

GTA$ 425,000

Silent Running

Hides the truck from other players' maps while it is parked

GTA$ 425,000

The Arcade sells its own Master Control Terminal as a separate Arcade upgrade. If you already bought that one, the truck version costs GTA$ 500,000 instead of GTA$ 1,250,000. For everything else about the truck itself, see our Terrorbyte guide.

Fast travel through the subway tunnels

The Basement Garage connects to five hidden exits through the old subway tunnels:

  • Burton Station

  • Del Perro Station

  • La Mesa Subway

  • LSIA Parking Station

  • Tataviam Truckstop

The exits only appear on your map when you are close, so drop a waypoint first. You can also use the exits to get back into the factory. Combined with the 10-car garage, it turns the factory into a handy central base.

Is the Garment Factory worth it?

At about GTA$ 150,000 per standard finale, the factory pays for itself in about 15–16 FIB Files finales, or about 8 Priority Files. Buy it during a 30–40% sale and that drops to roughly 9–11 finales.

Buy it for the FIB Files, not for passive income. The safe is a nice bonus, but at GTA$ 1,500 to GTA$ 2,000 per in-game day it will never pay back the price by itself.

It is worth it once you already own your core money-makers, and the utility adds to the case: Bureau Tech for the Terrorbyte, fast travel and a central garage. If you are still building your first income, put that money into proven earners first; our solo money-making guide covers where to start.

Arcade or Garment Factory?

They do different jobs. The Garment Factory's case is the FIB Files, the Bureau Tech upgrades and the tunnel exits. The Arcade guide covers what the Arcade offers. If your Arcade already has its Master Control Terminal, the Terrorbyte version costs GTA$ 500,000.

Garment Factory FAQ

Is the Garment Factory worth it in GTA Online?

Yes, once you have your core businesses. It pays for itself in about 15–16 standard FIB Files finales, or about 8 Priority Files, and adds Terrorbyte upgrades and fast travel. It is not a good first big purchase or a passive-income buy.

What does the Garment Factory do?

It unlocks The FIB Files, four repeatable robbery jobs from Jodi Marshall. It also fills a small office safe on its own, unlocks four Terrorbyte upgrades, and gives you a 10-car garage, a Mk II Weapon Workshop and five hidden fast-travel exits.

How much do the FIB Files pay?

About GTA$ 150,000 per finale (roughly GTA$ 150,000 to GTA$ 158,000 depending on the file). Completing all three Elite Challenges adds about GTA$ 50,000, and the weekly Priority File pays double, about GTA$ 300,000.

What is the Priority File?

One of the four FIB Files each week. It pays double but can only be completed once per weekly reset, so do it first.

Can you do the Garment Factory missions solo?

Yes. Every FIB File supports 1–4 players and can be done solo. You need to register as a VIP, CEO or MC President first.

How much does the Garment Factory safe make?

A random GTA$ 1,500 to GTA$ 2,000 every in-game day (48 real minutes). Players report it caps at about GTA$ 100,000, so collect it whenever you pass.

How do you increase Garment Factory income?

You can't, apart from Rockstar's occasional double passive income weeks. FIB Files don't affect the safe and there is no upgrade for it.

Is Dispatch Work part of the Garment Factory?

No. Dispatch Work (police jobs for Vincent) is a separate activity from the Bottom Dollar Bounties update; Agents of Sabotage only added new jobs to it.
